When will construction of the hangars begin and when will it be completed?

 

 

Construction will begin when all hangars have been reserved. Completion will occur approximately 7 months following commencement.

How is this facility different from renting a traditional hangar?

 

 

There are many advantages to purchasing rather than leasing a hangar at Auburn Municipal Airport. Here are just a few:
  • Instead of renting, you OWN your hangar subject to a long-term ground lease agreement with the City of Auburn.
  • All of the appreciation in the hangar value over time will benefit you directly when you choose to sublet or resell your leasehold interest.
  • At any time you can sell, rent or lease your hangar to another party.

Complete a Reservation Agreement. The earlier your reservation is made, the better the selection of hangars you’ll have. Prices on un-reserved units will increase prior to construction commencement, during and following construction. Early reservations will receive the best pricing. Reservations will be accepted on a first come, first served basis and the order in which reservations are received will determine the priority for selection of hangar units. Complete a Reservation Agreement. The earlier your reservation is made, the better the selection of hangars you'll have. Reservations will be accepted on a first come, first served basis and the order in which reservations are received will determine the priority for selection of hangar units. How are the hangar utilities configured and metered?

 

 

Separately metered single-phase, 120/240 volt electrical service.

Water connections are available in each hangar.

What is the term of the ground lease?

 

 

The City will provide a 40 year lease for the entire building and each owner will have a separate sublease for their individual hangar unit. The lease rate is $0.47 per square foot annually. Projected ground lease payments would range from $97 per month for a 50 foot by 50 foot hangar to $140 per month for a 60 foot by 60 foot hangar. Actual ground lease payments may vary.

How about after-hours access?

 

 

Each owner will have 24-hour access to his or her hangar.

Can two partners acquire a hangar?

 

 

Certainly. The long-term sublease will be with a single entity, but any arrangement that you and your partner/partners wish to put together is fine. A good strategy may be to have two partners, each with an interest in an LLC that is the lessee, each with their own aircraft, purchase a single hangar that will accommodate both aircraft. This approach provides all the benefits of owning your own hangar at approximately 50% of the investment.
